Verify the beneficiary. Verify the signing route.
Never rely solely on a forwarded bank-account message. Independently confirm seller identity, approved bank instructions and the agreed official title-transfer process before sending a deposit or balance.
How the official TapuTakas service works ↗Three possible routes to a Turkish title deed
Travel to Türkiye and sign personally
You may view the property and attend the Land Registry appointment yourself, with identity and transaction documents prepared in advance. Travel does not remove the need for checks, banking arrangements or translations.
Use a properly authorised representative
A suitably worded and formally accepted power of attorney may allow a representative to sign the specified land-registry transaction. The scope of authority and the document’s validity must be assessed before any payment commitment.
Ask about an overseas land-registry office
TKGM describes overseas title-deed services through its Berlin representation. Availability, location, appointments and which transactions are accepted must be confirmed directly with the office; it is not a worldwide online-signature promise.
The remote-buying journey — from enquiry to keys
Discuss your brief and the total budget
Agree intended use, desired neighbourhood, price range, payment currency, target dates and whether you plan to visit or appoint a representative.
Shortlist and verify properties
Review current property photographs, a floor plan, location, availability, title identifiers and the distinction between developer projects and resale homes.
Arrange a transparent remote viewing
Ask for a continuous, dated live video viewing where feasible, including access, surroundings, common areas, views and the exact independent unit — not only promotional footage.
Check legal and technical documents before a deposit
Confirm ownership, encumbrances, permits/occupancy as appropriate, seller authority, delivery promises, tenancy and any legal restrictions on your acquisition. Obtain qualified reviews for unresolved issues.
Choose your authorised signing route
Decide on personal attendance, an accepted power of attorney or an available overseas land-registry option. Verify the proposed route with the relevant Land Registry authority in advance.
Agree a written contract and payment schedule
Identify the seller, property, true price, currency, recipient and verified bank details; state cancellation, deposit, inspection and registration conditions. The contract itself is not registered ownership.
Coordinate bank, DAB and land registry documents
Ask the participating bank how funds can be received lawfully, which currency conversion is needed and how the foreign currency purchase certificate reaches the registry. Confirm translations and identity documents.
Complete official registration
The authorised parties sign the official deed through an accepted Land Registry procedure. Ownership passes through registration, not through sending money or receiving a preliminary agreement.
Document the handover
Confirm keys, meters, utilities, municipality declaration, site-management registration and written evidence of any outstanding works or furnishings.
Before you rely on a viewing or a reservation
Power of attorney: formalities that matter
Define the powers narrowly and clearly
The legal text must authorise the exact acts required, such as the relevant title-deed acquisition and signatures. Ask an appropriately qualified professional and the receiving land registry to check the draft before it is signed.
Check the issuing authority
Requirements differ between documents made through eligible Turkish consular/notarial channels and those issued before foreign notaries. Do not assume any embassy or consulate can issue an accepted deed power of attorney.
Photograph, authentication and language
TKGM explains photograph/seal requirements and the relevant local-language, apostille or consular-legalisation route. Depending on the document, an accepted Turkish translation is required.
Country-specific review
For documents issued in Germany, Russia or elsewhere, first confirm the country’s current document route, apostille/authentication, translation and practical acceptance with the receiving land registry.
Original or officially accepted copy
A WhatsApp scan may be useful for preliminary checks but should never be assumed sufficient for the final registration. Ask which physical or authenticated documents must be presented.
Representation is not blanket permission
Avoid powers that unnecessarily allow borrowing, reselling, gifting, transferring to oneself or receiving proceeds. Limit scope and duration where legally appropriate and obtain independent advice.
Overseas payments: six safeguards before transfer
Pause. Confirm beneficiary name and the changed instructions through a previously verified independent channel. Do not trust a new email or messaging account simply because it copies a company logo.
Do not assume this is part of a legitimate property sale. Demand a documented explanation, verify contractual entitlement and let your bank and adviser assess the risk before sending money.
Do not agree to a fictitious declared price or undocumented side payment. Get the authentic price, required conversion and tax/legal implications checked.
Cross-border payments can depend on origin, correspondent banks, payer/beneficiary checks, banking rules and transaction purpose. Request bank approval before relying on a timing estimate; never attempt to evade lawful restrictions.
Agree inspection conditions, refund triggers, precise recipient and evidence of payment in a reviewed written agreement before committing.
Only the accepted official registration process establishes title. Match the timing of fund release to the agreed legal mechanism; assess a supported escrow or TapuTakas route where available.
DAB, settlement and traceable payment evidence
Ask your bank about the route before reserving
Give the bank the country of origin, currencies, buyer/seller parties and transaction purpose. Bank acceptance is case-specific and not a service guarantee by Alanya Realty.
Check the foreign currency purchase certificate requirement
For foreign natural-person acquisitions within the relevant rules, the bank-arranged currency sale and DAB must be handled under TKGM/central-bank procedures; the bank sends required certificate details to the registry.
Agree price and conversion documentation
Keep the genuine agreed selling price, currency-conversion documentation and transfer instructions consistent with the contract and official application. Bank fees and exchange-rate differences may arise.
Assess a protected release method
Ask your participating bank/registry whether a verified TapuTakas or comparable documented settlement arrangement is suitable for the particular parties and transaction. Foreign clients should confirm eligibility first.
Keep bank receipts and final reconciliation
Save transfer confirmation, beneficiary account details, reference numbers, official receipts and signed handover/registration records in a secure personal folder.
Country-specific practical considerations
Buyers based in Germany
TKGM describes a Berlin land-registry representation and provides separate appointment procedures. Ask the office directly whether your specific transaction may be processed there, and verify German-issued powers of attorney and banking arrangements individually.
Buyers based in Russia
A buyer’s nationality, documentation, sending bank, currency and recipient bank need case-by-case review. Do not assume a Russian bank transfer is universally available or impossible; ask the regulated banks directly and follow all applicable restrictions.
Other overseas buyers
Apostille or legalisation, translation, foreign-acquisition eligibility and banking clearance depend on your country, the particular documents and the relevant Turkish authority. Start these checks before travel bookings or deposits.
The resident buyer is not always the registered owner
Identify exactly who will be named on the Turkish deed — an individual, co-owner or entity — and check acquisition restrictions, documents and source of funds for those named parties.
Remote buyer’s preparation checklist
Checkmarks are personal reading reminders — not confirmations that a professional has verified these records. Do not upload private title deed or identity documents here. The checklist is temporary and is not proof of professional review.
How Alanya Realty coordinates the purchase
What remote buying cannot replace
Remote media may help shortlist a property, but a video walkthrough does not replace title checks, professional physical inspection where appropriate, official consent, banking checks or the document requirements of the Turkish Land Registry.
A representative can carry out only those acts accepted under the valid authorisation. Do not share one-time codes, online-banking passwords, identity credentials or unredacted private documents through an ordinary property enquiry.
The availability of banking, overseas registry appointments and official rules changes over time. Confirm critical steps with the participating bank and competent Turkish authority shortly before committing funds.
Before you make a decision.
Possibly. A valid authorised representative or an available TKGM overseas procedure may be used where the specific transaction and documents qualify. Verify the chosen route with the receiving Land Registry Directorate rather than assuming that a video call completes the deed.
Do not assume so. The authority may require the original or a certified copy, accepted authentication and a translation. Confirm the form before relying on the document.
It may be possible when the document meets the applicable Turkish land-registry requirements, including proper authority, photograph, apostille/authentication and translation. Pre-review the exact draft with the relevant office.
Its acceptance depends on the particular document, applicable authentication route, authority wording, translation and the receiving Turkish Land Registry requirements. Avoid assuming blanket acceptance.
The contractual currency, bank acceptance and currency-conversion obligations require individual verification. For foreign-buyer acquisitions the DAB process may apply. Do not treat any particular international bank route as guaranteed.
TKGM states that relevant foreign natural-person acquisition transactions require the DAB process through a participating bank. The buyer should coordinate the timing and paperwork with the bank and registry.
There is no safe universal instruction independent of the agreement and registration arrangement. Confirm the contract, beneficiary, bank route and funds-release condition. Where suitable, ask about a verified title-linked payment service such as TapuTakas.
No. Registered ownership requires completion of the official Turkish land-registry transaction and registration; a reservation or contract alone does not establish title.
Use a known, previously verified contact channel to confirm any beneficiary or account change; independently check names and ask your bank before sending irreversible funds.
TKGM describes Berlin overseas services, but appointment rules and the types of accepted transactions should be checked directly with the Berlin office in advance.
The team coordinates sales contracts, official title-transfer paperwork, iskan documentation, municipal declarations, electricity/water/telephone subscriptions and residential site-management registration.
No. Purchasing property and qualifying for a residence permit or citizenship are separate legal processes with different current eligibility criteria. See the separate Residency & Citizenship guide.
